Board Meeting

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order at 7 pm on Thursday January 12th, 2012.  Trustees in attendance were Adrian Ryneveld, David Seely, Eileen Richards and Brandy Bradford.  Also in attendance was Barb Simeona, Association Bookkeeper, Captain John Hettick of Renton Fire.

Renton Fire Department – Captain John Hettick of Renton Fire was present to report.

He wanted to remind all residents that it’s the simple things that start a fire such as space heaters too close to curtains/beds and non working smoke detectors.

The Board asked about holiday incidents.  He reported that incidents were down this year.  The causes are typically individuals overloading power circuits.  He noted that the new types of holiday lights are helping to keep incidents down because they are safer.

Heart Month is the month of February.  The Fire Department will be out at local stores doing blood sugar and blood pressure checks.  In the past there have been several adults as well as children identified at risk.  Please see the Fire Department website for more information on this.

Major events in the area included:
Shooting – It was in the Skyway area.  The suspect fled to Mt. Rainier.  The City of Renton provided mutual aid coverage during this incident. 
Fires – There have been several small fires that have gotten put out quickly.  There was a fire on Glenwood Pl SE which was contained to a residence.  It was electrical in nature with a 70% loss.  There was an apartment fire on 176th which was contained by the sprinklers.
Traffic Accident - On Maple Valley Highway there was a head on fatality. 

A reminder to drivers to please slow down when you see the Fire Department or Police Department working an accident even if it is on the side of the road.  They are not protected and recently a fireman was injured by a passing car.

Homeowner Appeals – There were no owners present to appeal covenant violations nor past due accounts.

Minutes Of The Previous Meeting – A motion was made, 2nd and approved to accept the December 2011 minutes as corrected below.

The word “updated” should say “updating” and the name “Dan” should be “David”.

Financial Report – Barb Simeona presented the financial report.  It was accepted as presented. 

Treasurer’s Report –   It was noted that the banking signatory card needs updated to add David Seely.

Architectural Control – David reported he received a call from a homeowner reporting that another homeowner was making changes to a garage.  He went and spoke to an individual at the home and was told they would talk to the owner.

There was a question raised about how many cars a single home can have.  There can be 2 in the garage, 2 in the driveway and one on the street.  The one on the street has to move every 24 hours.

Common Properties – Adrian Ryneveld reported on the Molasses Creek Issue.  The property titles were given to Adrian for research.  He noted that King County is still evaluating the video recently taken of the drains/pipes.  He feels that if there was something of significance we would have been contacted. 

Brandy reported that she can get the required replacement light bulbs for the front entryway.  David made a motion which was 2nd and approved to allocate $200 for the front entryway light bulb replacements along with small repairs.

It was noted that the Cedar River Water and Sewer District was doing some work in the front entryway area.  They did destroy one of the small bushes.

Adrian gave the front area map to Brandy and she went over it with the landscapers to make sure they are not doing any work except on the HOA owned areas in the front entryway.

Brandy spoke with the company that installed the playground equipment in the park regarding what it will take to move it.  They want photos and she will provide them.  She feels we will have to move the large swing set to be able to move the playground equipment.

Covenant Enforcement – Nothing at this time except what was noted above in Architectural Control.

Renter Enforcement – Nothing at this time.

Unfinished Business – Nothing at this time.

New Business – It was noted for the record that a current Board member has not attended in over a year.  A motion was made, 2nd and approved to send this homeowner a letter.

The meeting adjourned at 8:40 p.m. after a motion was made, 2nd and approved to adjourn.

The next monthly meeting of the Fairwood West Homeowners Association will be held on Thursday February 9th at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE in the portable building.
